Sprinklers, hydrants and pumpsets

Sprinkler and hydrant inspection software built around AS 1851 and the baseline.

Water-based systems are where a result only means something against a number: the flow and pressure the system was commissioned to deliver. Maintenance Partners puts every sprinkler system, hydrant system and pumpset on the register with its AS 1851 programme and its baseline data, captures each reading against the asset so it can be compared with the last one, carries the five-yearly and longer items on the record, and turns a failed test into a defect and a quote without re-keying. Included at $150 per user per month ex GST.

The cycles

Monthly is the minimum, and the long intervals are on the record

AS 1851-2012 dropped the weekly sprinkler and pumpset tests of the 2005 edition; monthly is now the minimum, with six-monthly, yearly and five-yearly cycles and longer items beyond. Each system carries its own programme, so the schedule is computed from the register rather than typed into a calendar.

Sprinkler systems, Section 2

Monthly control valve, gauge and alarm checks with pump start where fitted. Six-monthly valve and water supply tests. Yearly alarm valve and flow switch operation, each water supply proved independently, pressures against baseline and the survey of pipework and heads. Five-yearly assessment items, with the long-interval sprinkler head sampling on the system's record for wet pipe systems.

Hydrant systems, Section 4

Monthly pump starts and pressures where the system is pump-fed. Six-monthly water supply valves operated and locked open, landing valves and the brigade connection. Yearly every hydrant opened and the flow and pressure test against the block plan. Five-yearly gauges verified, valves serviced including the booster assembly, and the flow test with the hydrostatic pressure test where a booster is fitted.

Pumpsets, Section 3

The monthly run test on automatic and manual start with pressures and alarms, and for diesel sets fuel, battery, cooling and exhaust. Six-monthly condition checks, the yearly performance test against the design duty point including automatic start and changeover, and the two-yearly and five-yearly items, each on the pumpset's record.

One visit, every cycle beneath it

A yearly falling near a monthly becomes one visit and completing it resets every cycle beneath. The five-yearly booster test is a visit the schedule generates years out, not an item an auditor finds missing. How the schedule is computed.

Against the baseline

A reading is only a result next to the last one

Baseline data on the system

The flow and pressure performance data the approved design required belongs on the system's record. AS 1851 treats missing baseline data as a non-conformance, and a register that holds it is the difference between a reading and a result. What the standard requires you to keep.

Readings compared with the previous ones

Static and residual pressures, flow at the hydrant, pump duty point and residual pressure on the main drain test are typed against the field that expects them and compared with the previous reading on the same asset, so drift shows as a trend rather than a figure on a sheet.

A failed test becomes a defect, then a quote

An impaired water supply or a pump that will not start is a critical defect: flagged before the technician leaves the site and recorded on the system. Rectification is quoted from the inspection record, approved from the emailed link, and invoiced to Xero, MYOB or QuickBooks Online. Defect quoting.

Licensed hands on licensed work

Where the state treats hydrant and sprinkler servicing as licensed plumbing work, the licence sits on the technician's record and scheduling offers only the people who hold it. Competency tracking.

In the field

Built for the pump room

Offline below ground

Pump rooms and valve rooms rarely have signal. The field app carries a full replica of the technician's work on the device, so the monthly run test is recorded in the room and syncs when the truck finds coverage. The MP Connect field app.

Scan the valve, see the system

Scan the tag on the alarm valve, the booster or the pump and the system's whole history appears: every test, every reading, every defect, the next due date. The fire asset register.

Detection and alarm alongside

The flow switches and pump starts the alarm system depends on are inspected with the panel on the same register. Fire alarm inspection software.

Evidence for the annual statement

Every monthly, yearly and five-yearly result feeds the annual fire safety statement or the state equivalent from the live record, with open defects called out before the owner signs. The compliance engine.

Questions

Sprinkler and hydrant questions, answered.

How often are fire sprinklers and hydrants tested under AS 1851?

AS 1851-2012 services sprinkler systems monthly, six-monthly, yearly and five-yearly, with longer-interval items including sprinkler head sampling for wet pipe systems. Hydrant systems are serviced monthly where pump-fed, six-monthly, yearly with a flow and pressure test, and five-yearly with the booster assembly serviced and a hydrostatic test where a booster is fitted. Pumpsets have a monthly run test, six-monthly checks, a yearly performance test and two-yearly and five-yearly items. The weekly tests of the 2005 edition were dropped in 2012. The AS 1851 maintenance schedules guide.

What is baseline data and why does the software hold it?

Baseline data is the performance data the approved design required and a service result is verified against: in practice the flow and pressure figures for sprinklers, hydrants and pumpsets. AS 1851 treats missing baseline data as a non-conformance. Maintenance Partners keeps it on the system's record so every yearly flow test is compared with the figure it is meant to meet.

Does it schedule the five-yearly booster and hydrostatic test?

Yes. The five-yearly items sit on the hydrant system's record with the date they were last done, and the schedule generates the visit when it falls due. The same applies to the sprinkler five-yearly assessment and the long-interval head sampling.

Does the field app work in a pump room with no signal?

Yes, completely. The field app carries a full replica of the technician's work on the device, so the inspection runs offline and syncs the moment the phone finds signal.

What does sprinkler and hydrant inspection software cost?

Maintenance Partners is $150 per user per month ex GST ($165 inc GST) with every module included and unlimited assets, sites and clients. No per-system fees, no tiers, no lock-in.
